How to Choose a Property Dealer in Gurgaon (and Scams to Avoid)
If you’re buying or renting a home in Gurgaon, you’ll most likely end up dealing with a property dealer. Almost everyone does. Who you pick matters more than people think.
We run True Asset Consultancy, and quite a few people come to us after a deal with some other dealer went wrong. They paid money, the papers were unclear, and then the phone stopped being answered. So this blog is what we’d tell a friend before they start looking.
What Does a Property Dealer Actually Do?
A dealer sits between the buyer and the seller, or between the tenant and the owner. On paper the job is simple. A good one does a bit more than that.
- Shows you places that fit your budget, not only the ones that pay him more
- Talks to the owner or the builder for you
- Tells you what similar flats in that sector are selling for
- Helps you read the papers
- Still picks up your call after the deal is over
If the only thing your dealer ever says is “book it today”, you’re talking to a salesman.
Why the Right Dealer Matters in Gurgaon
Gurgaon is huge. Golf Course Road, Sohna Road, Dwarka Expressway and old Gurgaon all have their own rates and their own problems. New projects launch almost every month, and some have clean approvals while some don’t. If you moved here from another city, it’s hard to tell which is which.
A good dealer makes that easier. A dishonest one can see that you’re new, and he’ll use it.
Signs of a Good Property Dealer
| Sign | What It Looks Like |
| Registered | Gives you a RERA registration number and lets you check it |
| Clear about money | Tells you the brokerage in writing, before you start |
| Shows papers | Shares ownership papers and approvals without any fuss |
| Honest about problems | Tells you what’s wrong with a property too |
| No pressure | Lets you go home and think |
| Local knowledge | Knows the sector, the roads and the going rate |
| References | Has old clients who will talk to you |
Try one small test. Ask for the papers and watch what happens. A good dealer says “sure, here”. A bad one gets irritated or changes the topic.
Red Flags to Watch For
- “Offer ends today”, but he can’t say why
- No registration number
- Asks for money before showing a single paper
- Wants you to pay into a personal account
- Keeps running down every other option and pushes just one
- A price much lower than the same kind of property nearby
- No office, or an office he doesn’t want to talk about
- Nothing in writing, ever
One of these could just be a careless dealer. Two or three together, and you should walk away.
Common Property Scams in Gurgaon
| Scam | How It Works |
| Fake listing | A cheap home shows up online, but it doesn’t exist or isn’t for sale |
| Token money trap | You pay a small token to “hold” the place, and then he stops answering |
| Double selling | The same flat or plot is sold to more than one buyer |
| Fake papers | The title, approval or sale papers are forged |
| Unapproved project | A builder sells flats without proper approvals or RERA registration |
| Pre-launch pitch | You pay a big amount early for a project that never starts |
| Hidden charges | The final bill has extra costs nobody mentioned |
| Rental advance scam | Someone takes a deposit for a rented home that isn’t theirs |
In almost every one of these, the dealer wants your money before you’ve seen the papers.
How to Protect Yourself, Step by Step
Before you pay anything
- Go and see the property yourself. Don’t pay for something you’ve only seen in photos.
- Ask for the ownership papers and read them slowly.
- Check that the name on the papers matches the ID of the person selling.
- Look up the project and the dealer on the Haryana RERA website (haryanarera.gov.in).
- Meet the owner or the builder yourself, not only the dealer.
While you pay
- Pay by bank transfer or cheque. For a builder, the cheque should be in the name of the builder’s company.
- Stay away from cash payments. Large cash deals can also land you in tax trouble.
- Take a receipt for every payment.
- Save all the WhatsApp messages and emails.
Before you sign
- Read every page, not only the last one.
- Show the papers to a lawyer.
- Never sign a blank form.
- Check that the price in the agreement is the price you were told.
Questions to Ask Any Dealer
- Are you registered? What’s your registration number?
- How much brokerage do you charge, and who pays it?
- Can I see the ownership papers and approvals?
- Is there any loan or court case on this property?
- Can I talk to someone who bought through you?
- What happens if the deal doesn’t go through?
Write the answers down. A good dealer won’t mind.
Online Dealer or Local Dealer?
| Type | Good Points | Be Careful About |
| Local dealer | Knows the area well, easy to meet | Quality changes a lot from one dealer to the next |
| Online portal agent | Lots of options, easy to compare | Some listings are old, and some are fake |
| Consultancy firm | Checks the papers and stays with you through the deal | Make sure it’s registered and has a real office |
None of them is perfect. What counts is the person behind it and whether he’s honest with you.
Mistakes Buyers Make
- Trusting a dealer only because a friend knows him
- Believing a deal is “once in a lifetime”
- Skipping the lawyer to save a few thousand rupees
- Paying a token with nothing in writing
- Never checking if the dealer is registered
- Looking at the price and ignoring the papers
Most of these happen when people feel rushed. There’s usually no real hurry. The same property will be there next week, and if it’s gone, another one will turn up.

FAQs
- How do I know if a property dealer is genuine?
Ask for his RERA registration number and look it up on the Haryana RERA website. A genuine dealer also has an office, old clients you can call, and straight answers about papers and money. - How much brokerage should I pay?
In Gurgaon, many dealers ask for about 1% on a sale and about one month’s rent on a rental. No law fixes this, so you can talk about it. Get the amount in writing before you start. - Is it safe to pay a token amount to a dealer?
Only after you’ve seen the property and the papers. The money should go to the owner or the builder’s account, and you should get a written receipt. - What should I do if I think I’ve been cheated?
Stop paying first. Keep your messages, receipts and papers. Then speak to a lawyer and file a complaint with the police, or with Haryana RERA if a builder is involved. If you lost money through an online payment, call 1930 or report it at cybercrime.gov.in. - Can True Asset Consultancy check a property before I buy?
Yes. We go through the papers, the approvals and the seller’s details with you, so you know what you’re buying before you pay.
