Gurgaon Property Tax Rules: What Owners Need To Know
A lot of owners ask me this every year around the same time. When’s the deadline, how much do they actually owe, and is there a way to save a bit on the bill. So let’s just go through the whole thing properly.
Who Actually Has To Pay This
MCG, that’s the Municipal Corporation of Gurugram, collects property tax from basically everyone owning real estate inside city limits.
- Residential flats and independent houses
- Commercial spaces, offices, shops, multiplexes
- Industrial properties, factories included
- Vacant plots too, at a lower rate
Only religious places get skipped entirely. Everyone else pays something.
How MCG Actually Calculates Your Tax
MCG uses something called the Unit Area System. Sounds technical but it’s fairly simple once you see it.
- Independent houses taxed per square yard
- Flats taxed by carpet area, per square foot
- Commercial offices and shops taxed by area too
- Vacant land gets a lower, concessional rate above certain size
The final number also depends on which colony category your property falls under.
Colony Categories And Rates
Gurgaon splits into five colony categories, and where you sit changes your base rate.
| Property Type | Rate Range |
| Residential | ₹1 to ₹7 per sq yard |
| Commercial | ₹24 to ₹60 per sq yard |
| Category A colonies (DLF, Golf Course Road) | Up to ₹5.00 per sq ft |
| PG or guest house | Around ₹1,000 per bed, per year |
| Property registered as commercial office | ₹12 to ₹15 per sq ft |
Worth knowing, running a PG or guest house out of your flat changes its classification too. It stops being purely residential in MCG’s eyes.
Deadline And Late Payment Penalty
Missing the deadline actually costs real money.
- MCG asked owners to pay by March 31, 2026 for this financial year
- Unpaid dues after April 1, 2026 attract 18% annual interest
- Some sources mention 1.5% monthly interest on outstanding amounts too
- Under-reporting your property details can bring fines up to the full tax amount owed
Pay before the deadline, and there’s usually a 10% discount waiting for you too. Small thing, but adds up if your tax bill’s sizeable.
Rebates You Might Actually Qualify For
MCG offers several rebates, and you can combine more than one in some cases.
- Senior citizens, 60 plus years, get 30% off
- Women owners get 15% off
- Freedom fighters get 50% off
- Persons with disabilities get 30% off
- Ex-servicemen get 20% off
- Early payment itself gets you 10% off
All these can stack together, but there’s a cap, total rebate can’t cross 75% no matter how many categories you qualify under.
Basement And Parking Exemption
Good news for anyone with a basement or dedicated parking space attached to their home.
- Full tax rebate on basement and parking lots
- Applies to residential establishments specifically
- Worth checking this got applied correctly on your bill
A lot of owners miss claiming this simply because they don’t know it exists.
GST On Under Construction Property
This one trips up a lot of buyers, worth understanding separately from annual property tax.
- Affordable housing, 1% GST, no input tax credit
- Non-affordable residential, 5% GST, no input tax credit
- Commercial property, 12% GST, input tax credit available in some cases
GST applies only if you’re buying before the project gets its Completion or Occupancy Certificate. Once possession’s done and certified, this doesn’t apply anymore.
How To Actually Pay Your Tax
You’ve got two routes here, online or in person.
- Log into the MCG property tax portal using your Property ID
- Or visit the nearest MCG Citizen Facilitation Centre in person
- Cash, debit, or credit card accepted at physical centres
- Keep your payment receipt safe after either method
Online’s genuinely faster, and you can download your receipt instantly instead of waiting around at a counter.
At True Asset Consultancy, we tell owners the biggest mistake is just forgetting the deadline entirely, not the tax amount itself. That 18% annual interest on unpaid dues adds up fast, way more than any rebate you’d have saved by paying on time. Set a reminder, check your rebate eligibility, and pay before March 31 every year.
