Sector 70A Gurgaon: Is It Still Affordable? Price, Rent and Who Should Buy

Quite a few buyers call True Asset Consultancy asking about “affordable flats near Sohna Road” and name Sector 70A Gurgaon. I understand why. It’s a well-known address and some listings there look cheap. But the picture is a bit different from what people expect, so let me sort it out.

Where Sector 70A Is

Sector 70A isn’t on Sohna Road itself. It sits off Golf Course Extension Road and the Southern Peripheral Road, which then link to Sohna Road. Its neighbour, Sector 70, is where many older and cheaper projects are.

Most of the homes here are apartments and builder floors, with a few villa projects as well.

Quick Snapshot

Point Details
Area Off Golf Course Extension Road and SPR
Home types Apartments, builder floors, some villas
Average price About ₹14,550 per sq ft
Price range on portals About ₹10,000 to ₹18,000 per sq ft
Average rent About ₹34 per sq ft a month
Rental return About 2.8% a year

So is it affordable? In Gurgaon terms, it’s mid to upper-mid. Some small units are cheap. The sector as a whole isn’t.

What a Flat Costs Here

Flat Size At ₹13,000 At ₹15,000
1,000 sq ft ₹1.30 crore ₹1.50 crore
1,250 sq ft ₹1.63 crore ₹1.88 crore
1,500 sq ft ₹1.95 crore ₹2.25 crore

You’ll see some 2 BHK flats listed around ₹75 lakh to ₹1 crore, usually in older or smaller projects. Larger 3 BHK flats in newer projects like M3M Escala often go from about ₹2 crore to well over ₹4 crore. Stamp duty, registration, parking and GST on under-construction homes come on top.

Projects Worth Knowing

Project Type Price Hint
Pyramid Fusion Homes Apartments 2 BHK listed near ₹90 lakh
Pyramid Urban Homes Small apartments About ₹44 lakh to ₹84 lakh
M3M Escala Apartments, ready About ₹2 crore to ₹4.7 crore
AIPL Club Residences Apartments About ₹2.4 crore for 1,262 sq ft
BPTP Monet Avant Floors Builder floors About ₹1.25 crore upward
Amara Victory Floors Builder floors About ₹2.1 crore for 1,600 sq ft

The small units, like those in Pyramid Urban Homes, are very compact, so check the carpet area before getting excited about the price. The spread between projects is wide, which is why the sector average can mislead you.

How the Price Has Moved

Depending on the portal, prices in Sector 70A are up around 4% over the last year, or down about 6%. Over five years, one portal shows prices roughly doubling. Next door in Sector 70, one portal shows a 2% dip in the April to June quarter after a 4% rise before that.

My reading: it isn’t a fast-rising market right now. It’s a market where the location is good but buyers are being careful. That works in your favour if you’re buying to live. Check this with real deals, because portal numbers can swing a lot. Ask for recent sale deals.

Rent and Returns

Point Example
Flat size 1,000 sq ft
Rent at ₹34 per sq ft About ₹34,000 a month
Yearly rent About ₹4.1 lakh
Flat price About ₹1.46 crore
Rental return About 2.8% a year

That’s better than a few nearby sectors, though still not high. Some listings show a 3 BHK in the area renting around ₹50,000 a month, so family demand is there.

Sector 70A Compared With Its Neighbours

Point Sector 37D Sector 70A Sector 65
Average price per sq ft ₹11,300 to ₹13,250 About ₹14,550 ₹18,000 to ₹21,000
Average rent per sq ft ₹28 ₹34 ₹41
Rental return About 2.5% About 2.8% About 2.5%

So 70A sits between Dwarka Expressway pricing and the premium Golf Course Extension Road stretch. If you want a better-connected address than 37D without paying Sector 65 prices, it’s worth a look.

Apartment or Builder Floor?

Apartments in 70A usually come with a gated society, security and amenities, plus monthly maintenance. Builder floors are quieter and cheaper to maintain, but you get fewer facilities. If you’d like to stay put for 10 years, think about which one you’d still enjoy after the novelty wears off.

Ready or Under Construction?

You’ll find both. A ready flat like M3M Escala lets you see the building, the neighbours and the maintenance quality. With an under-construction flat, you pay 5% GST, which is ₹7.5 lakh on a ₹1.5 crore home, and you wait for possession.

Questions to Ask the Seller

  • What exactly is the carpet area, and what is the super area?
  • When was the Occupation Certificate issued?
  • What is the monthly maintenance per sq ft?
  • How many flats are occupied?
  • Have similar flats resold recently, and at what price?

Who Should Buy Here

  • Families who want a better-connected address than the Dwarka Expressway sectors
  • Buyers with a mid to upper-mid budget
  • People who plan to live there for 7 to 10 years
  • People who already rent nearby and want to stay in the area

Who Should Think Twice

  • Buyers with a tight budget who expect cheap flats
  • People looking for high rent
  • Anyone expecting quick price gains
  • Buyers who need a metro station near home

What Worries Us

  • Mixed price signals. Portals disagree on whether prices rose or fell.
  • Tiny units. Cheap flats are often very small.
  • Big difference between projects. Quality and maintenance vary a lot.
  • Traffic. Rush hours on the connecting roads can be slow, so test your commute.
  • Water and drainage. Ask residents before you commit.

Checklist Before You Pay

  • Check the project on the Haryana RERA website
  • Ask for the Occupation Certificate if the flat is ready
  • Compare carpet area, not just the price per sq ft
  • Look at resale deals in the same project from the last six months
  • Visit after rain and look at the roads
  • Get the maintenance charge in writing
  • Talk to residents about water and power
