Sector 65 Gurgaon: Is It Still Worth Buying Here in 2026?

Ask anyone in our office at True Asset Consultancy and they’ll tell you Sector 65 is one of the most asked-about names on the phone. The question is nearly always the same. “Have we missed the boat, or can we still buy there?”

Depends on your budget, honestly. And on why you want the flat.

Where Sector 65 Actually Is

Quick correction first. Sector 65 is on Golf Course Extension Road. That road runs between Golf Course Road and Sohna Road, so when people say “near Sohna Road” they aren’t lying. But if you’re going by price, it’s a Golf Course Extension sector, not a Sohna Road one.

It’s all high-rise towers here. A good chunk belongs to M3M, and Emaar has a project too.

Quick Snapshot

Point Details
Road Golf Course Extension Road
Pin code 122102
Homes Mostly high-rise flats
Average price About ₹18,000 to ₹21,000 per sq ft
Average rent About ₹41 per sq ft a month
Who buys Working families, NRIs, people moving up from older sectors

What a Flat Costs Here

The price depends on the tower, the floor and even the view. Websites also don’t agree with each other, so treat this table as a rough guide and not a quote.

Flat Size At ₹18,000 At ₹20,000 At ₹22,000
1,500 sq ft ₹2.7 crore ₹3 crore ₹3.3 crore
2,000 sq ft ₹3.6 crore ₹4 crore ₹4.4 crore
2,500 sq ft ₹4.5 crore ₹5 crore ₹5.5 crore

Stamp duty, registration and parking come on top of this. At these prices, they add up fast.

How Far Is Everything?

  • Offices on Golf Course Road and Cyber City: Close by road. But at 9 am and 6 pm the same drive can take double the time.
  • Metro: You can’t walk to it. Most people here drive or take a cab.
  • Malls, schools, clinics: A few minutes by car.
  • Sohna Road and NH-48: You can reach both, though rush hour is slow.

The road work on Golf Course Extension Road has helped. Still, it gets busy. So before you pay anything, drive the route yourself at 9 in the morning and again at 6 in the evening.

Main Projects in the Sector

Project Developer
M3M Heights M3M
M3M Altitude M3M
M3M Skycity M3M
M3M Golfestate M3M
Emaar Emerald Hills Emaar

Every project has different prices and maintenance. One tower can be priced well above the one next to it. So look at each project separately and ignore the sector average when you’re comparing.

Sector 65 or Sector 62?

They’re about 2 km apart on the same road and prices are very, very close. Sector 62 is roughly ₹21,100 per sq ft and Sector 65 is around ₹20,000. Price won’t settle this for you. Go by the builder, the tower, the possession date and what the maintenance will be.

New Launch or Resale Here?

New launches here cost more because there’s very little land left. A resale flat lets you see the actual home, move in sooner, or rent it out right away. Just check the builder’s new-launch price before you agree to a resale price. Sometimes the gap is smaller than the seller wants you to believe.

Rent and Returns

A lot of buyers think rent will be big here. Let me show you the real number.

Point Example
Flat size 1,500 sq ft
Rent at ₹41 per sq ft About ₹61,500 a month
Yearly rent About ₹7.4 lakh
Flat price ₹3 crore
Rental return About 2.5% a year

That’s low. So if rent is your main reason to buy, look somewhere else. The gain here, if it comes, comes from the price rising over time.

The online numbers don’t match. One portal shows only 1.5% growth in the last year. A local dealer guide says 12% to 15%. Some portals show prices doubling in five years. My advice is simple. Don’t believe any one number. Ask for real sale prices from the same tower over the last six months.

Who Should Buy Here

  • Families who work around Golf Course Road or Cyber City
  • NRIs who want a branded, well-run society
  • Buyers who want a gated society with a club and open space
  • Anyone planning to stay 7 to 10 years, not 2

Who Should Think Twice

  • First-time buyers on a tight budget
  • People who need a metro station nearby
  • Short-term investors hoping for quick gains
  • Anyone who wants good rent from a small investment

I’ll say something many agents won’t. A lot of people want to buy here just because everyone is talking about it. That’s not a good reason. Buy because the location suits your office, your kids’ school and your daily life.

Ask yourself this: if the price stayed flat for five years, would you still be happy living there?

Risks to Keep in Mind

  • Entry price: Even a 2 BHK costs a lot, and 3 BHK flats cost much more.
  • Little new land: This holds prices up, but new launches come at premium rates.
  • Slow rent growth: Rent doesn’t climb as fast as the price.
  • Traffic: Rush hour can wear you out.
  • Maintenance: Premium towers come with premium bills.

Checklist Before You Pay

  • Check the project on the Haryana RERA website
  • Ask for the Occupation Certificate if the tower is ready
  • Look at real resale deals in the same tower from the last six months
  • Talk to residents about water, lifts, power backup and club access
  • Get the maintenance rate in writing
  • Visit once on a weekday and once on a weekend
  • For under-construction flats, check the real progress on site
