Home Loan Interest Rates 2026: Real EMI Math for Gurgaon Buyers

When people come to True Asset Consultancy to buy a flat, they ask about the price first. Then, almost every time, they ask, “How much will my EMI be?”

Good question. A ₹1.5 crore flat sounds okay until the EMI starts getting cut from your account every month. So I’ll keep this simple and show you the actual numbers.

Where Home Loan Rates Stand Right Now

  • The RBI repo rate has been 5.25% for the last few meetings.
  • Government banks start from around 7.10% if your profile is strong.
  • Most buyers end up paying somewhere between 7.5% and 9%.

The rate can change after any RBI meeting. So check the latest rate on the day you apply.

What Decides Your Rate

Banks take the repo rate and add their own margin on top. That margin is different for every person.

  • Credit score: If it’s 750 or more, you get the best offers.
  • Job type: Salaried people usually get a lower rate than self-employed people.
  • Loan size and tenure: These can change the rate a little.
  • The project: If it’s a RERA registered project by a known builder, approval is easier.

EMI Math on a ₹1 Crore Loan (20 Years)

Interest Rate Monthly EMI Total Interest Paid
7.5% ₹80,559 About ₹93 lakh
8% ₹83,644 About ₹1.01 crore
8.5% ₹86,782 About ₹1.08 crore
9% ₹89,973 About ₹1.16 crore

See the difference between 7.5% and 9%? It’s just 1.5%. But you pay around ₹9,400 more each month, and about ₹23 lakh more by the end. This is why we always ask our clients to talk to at least three lenders before they decide.

Tenure Changes Everything

This is the same ₹1 crore loan at 8%, but with different tenures.

Tenure Monthly EMI Total Interest Paid
15 years ₹95,565 About ₹72 lakh
20 years ₹83,644 About ₹1.01 crore
25 years ₹77,182 About ₹1.32 crore
30 years ₹73,376 About ₹1.64 crore

If you go from 20 years to 30 years, your EMI drops by about ₹10,000. But you end up paying about ₹63 lakh extra as interest. A small EMI feels nice now, but it costs a lot later.

We usually tell people to choose the shortest tenure they can handle without stress. Once you have spare money, you can always pay a little extra.

How Much Loan Will You Actually Get?

  • On loans above ₹75 lakh, banks usually give up to 75% of the flat price.
  • So for a ₹1.5 crore flat, you get a loan of about ₹1.12 crore.
  • The remaining ₹38 lakh or so comes from your own pocket.

And there are some other costs too:

  • Stamp duty and registration
  • GST, if the flat is under construction
  • Brokerage and processing fee
  • Parking, club membership and maintenance deposit
  • Furnishing and shifting

All this can come to a few lakh rupees. Keep some money aside for it from the start, otherwise it hits you at the last moment.

A Quick Gurgaon Example

Say you buy a ₹1.5 crore 3 BHK and take a ₹1.12 crore loan at 8.5% for 20 years.

  • EMI: about ₹97,200 a month
  • Interest over 20 years: about ₹1.21 crore
  • Total you pay back: about ₹2.33 crore
  • Monthly take-home needed to stay safe: around ₹2.5 lakh

So you pay back almost double of what you borrowed. Better to know this before you book, not after.

The Safe EMI Rule

Your total EMIs should stay under 40% of your monthly take-home salary. This includes your car loan and personal loan too.

Monthly Take-Home Safe Total EMI
₹1.5 lakh ₹60,000
₹2.5 lakh ₹1 lakh
₹4 lakh ₹1.6 lakh

Also, keep six months of EMIs saved in your account.

Fixed or Floating Rate?

Point Fixed Floating
Rate Usually higher Usually lower
Changes with RBI No Yes
Best for People who want the same EMI always Long loans of 15 years or more

Most banks give floating loans, and we suggest the same to most of our clients. When rates go down, your EMI or your tenure goes down too. For individuals, floating loans usually have no prepayment charges.

Does Prepayment Really Help?

Yes, it helps a lot, mainly in the first 5 to 7 years. In the early years, most of your EMI goes into interest. So any extra payment you make early saves you more. If you pay just one extra EMI every year, you can finish a 20-year loan a few years sooner. And when you prepay, tell the bank to reduce the tenure, not the EMI. That saves more interest.

Charges Buyers Forget

  • Processing fee: Around 0.25% to 1% of the loan. Some banks waive it, so just ask.
  • Insurance: The bank may push its own policy. You don’t have to take it every time.
  • Switching fee: You pay this if you shift to a new rate or a new lender later.

Documents You’ll Need

  • Salaried: ID and address proof, last 3 salary slips, 6 months of bank statements, and Form 16 or ITR of the last 2 years
  • Self-employed: ITR and profit and loss statements of 3 years, business proof and bank statements
  • Property: Sale agreement, RERA number and builder approvals

Easy Ways to Pay Less Interest

  • Improve your credit score before you apply
  • Add your spouse as a co-applicant if they earn
  • Use your yearly bonus for part prepayment
  • Shift to a cheaper lender only if the saving is bigger than the switching cost

Tax Benefits

Under the old tax regime, you can claim up to ₹2 lakh a year on home loan interest for a self-occupied home. You can also claim up to ₹1.5 lakh on the principal under Section 80C. Tax rules keep changing, so please check with your CA first.

FAQs

  1. What is a good home loan interest rate in Gurgaon in 2026?
Anything close to the lowest rates of government banks is good. For most people, a rate between 7.5% and 8.5% is fair.
  2. Does the RBI repo rate change my EMI?
Yes, if your loan is floating. When the rate goes down, your EMI or tenure can come down. When it goes up, the opposite happens.
  3. Should I take a 20-year or 30-year loan?
A 20-year loan costs much less in total interest. Take 30 years only if the EMI is too high otherwise, and try to prepay when you can.
  4. Can I get a loan for an under-construction flat?
Yes. The bank gives the money in parts. Until you get possession, you pay interest only on the amount already given.
  5. Is it worth shifting my loan to another bank?
Sometimes. If the new rate is at least 0.5% lower and your saving is more than the fees, then yes. Do the math first.
