Sohna Road Property Guide: Prices, Builders, And Connectivity
People keep asking me about Sohna Road these days. Usually comparing it to Dwarka Expressway, sometimes Golf Course Extension Road too. So let’s just go through what’s real here, no fluff.
What’s Making Connectivity Better
This part’s actually improving, not just sitting still on paper.
The Sohna Corridor, NH-248A, is coming up now. Delhi-Mumbai Expressway linked this perfect belt to the rest of the nation. KMP Expressway’s nearby too. Golf Course Extension Road isn’t far off either. And there’s a metro extension toward Manesar being planned right now.
Here’s the thing though, that metro hasn’t shown up in prices yet. Dwarka Expressway went through something similar, prices stayed flat while the road was still being built, then jumped once it actually opened.
What You’d Actually Pay
Numbers move around a fair bit depending which stretch you’re checking.
| Property Type | Price Range |
| Mid-segment flats | ₹14,000 to ₹18,000 per sq ft |
| Luxury launches | ₹18,000 to ₹25,000 plus per sq ft |
| 2 BHK | ₹1.2 Cr onwards, older societies |
| 4 BHK, penthouse | ₹7 Cr and up, premium projects |
| Builder floors | ₹11,400 to ₹15,750 per sq ft |
| Land | ₹26,900 to ₹36,800 per sq ft |
Some old listings still show ₹7,000 to ₹12,000 per sq ft, but that’s really from before things picked up recently.
How Fast Prices Actually Moved
This part’s genuinely not made up, the growth here’s been real.
Flats went up 86% over three years. Over five years, that’s 132%. Land jumped 349% in ten years, which is a lot even by Gurgaon standards. Recent reports also mention 74% growth just since 2021. Annual growth going forward’s expected around 8 to 15%.
One thing worth mentioning, the last year alone actually dipped slightly, close to minus 0.3%. So it’s not a straight line up, there’s some wobble even in a corridor doing well overall.
Who’s Actually Building Here
Genuinely a mix, not just one big name dominating.
DLF’s here, 70 plus years in the game. Central Park’s got The Orchard, Sky Villas, Flower Valley. Experion brought in The Trillion recently. Elan’s got The Statement in Sector 49. Tata Housing runs Primanti in Sector 72. M3M’s got The Marina in Sector 68. Then on the more affordable side, Signature Global, Breez, HCBS. Smaller names too, Omaxe, Tulsiani, MVN Infrastructure.
That range across price points is honestly what makes Sohna Road interesting. Whether you’ve got ₹35 lakh or ₹7 crore, there’s actually something to look at.
If You Want To Move In Right Away
Few names keep coming up for people wanting no construction wait.
Tata Primanti in Sector 72. Central Park Sky Villas in Sector 48. Central Park Flower Valley in Sector 32-33. M3M The Marina in Sector 68. Omaxe Tower Sphinx in Sector 49. All of these give possession right now, amenities already running.
Rent, If That’s What You’re After
For anyone specifically chasing rental income here.
Average yield sits around 3%. A 2 BHK rents for roughly ₹37,500 to ₹42,000 a month. Rent’s actually gone up over 50% since 2022. But there’s also over 16,000 new units coming up across this belt in the next couple years, which could shift how much competition there is for tenants down the line.
Is It Actually Worth Buying Now
Honestly, this feels like a decent window right now. Entry prices, ₹9,800 to ₹14,000 per sq ft in a lot of pockets, are still way below what established Gurgaon zones cost now, some of those have already crossed ₹1 lakh per sq ft. And that metro extension nobody’s priced in yet, that’s basically the same setup Dwarka Expressway had before its road finished and prices doubled.
At True Asset Consultancy, we tell clients Sohna Road’s genuinely one of the better value entry points in Gurgaon right now. Real choice across builders and budgets, infrastructure that’s actually improving, and pricing that hasn’t caught up yet. Just make sure you check RERA registration and where construction actually stands before booking anything.
