Central Park Delphine has built luxury homes for a long time now. Resorts, Flower Valley, Sky Villas, you may know the names. Their new design is named Delphine. It is in Sector 104, on the desirable and valuable Dwarka Expressway in Gurgaon. This one is targeting greater than most plans in that region, at least on paper.

What’s Actually There

The land here is about 7.85 acres. That’s not big for a township. But Central Park did not spread thin across the plot. They built four towers instead. Skyscrapers B, C, as well as tower D, are the high ones. These have the 3 and 4 BHK flats. They go up to about 36 floors. Only two flats per floor in these towers. That is a big deal if you like privacy. Most towers in Gurgaon put many more flats on one floor. Tower A is different. It has studio and 1 BHK service flats. Good for investors. Good for people who want less space too.

The value per sq ft is between Rs 28,000 and Rs 32,000. Service flats and top floors cost more. This is not a small project by any means. The 3 and 4 BHK flats here are some of the biggest in Gurgaon right now. The price reflects that.

Where It Sits

Sector 104 is getting a lot of notice these days. That is mostly because Dwarka Expressway now operate well as a route. It used to be half-built for years. Delphine sits across from Diplomatic Enclave II. It is close to what people call Asia’s biggest convention centre, once that gets built. The ride to Dwarka in Delhi grabs about 20 min. Cyber City is 20 to 25 min away. Gurgaon railway line station is near, about 2 km. IGI Terminal is about 15 min away.

Massive hospitals like Medanta, Fortis, and Artemis are adjacent. Institutes like DPS and St. Xavier’s are within 5 to 7 km. This is not special to just this one project. Most of Sector 104 has the same access. But it means Delphine will not feel cut off, the way some new areas can feel in their first few years.

RERA and Possession

This plan has RERA no 100 of 2025. Holding is set for April 2031. That is a long wait, almost five years from now. So if you buy here, you are mostly trusting the plan, not moving in soon.

That kind of wait is normal for a project this big and this priced. But it is calm value reasoning about. A lot can change in 5 years. Construction speed can change. Prices in the area can change. Even small details of the towers can change. Central Park has a fairly good record of finishing past projects. That helps. But it does not remove the wait.

Is It Worth Considering

If you want to move in soon, this is not the right pick, not for years anyway. But if you can wait, and you want to bet on Dwarka Expressway’s growth at the top end of the market, Delphine stands out. The low number of flats per floor and the sky walk feature are things most other towers here do not offer.
