Global City Gurgaon: ₹1 Lakh Crore Smart City Explained
What Is Global City Gurgaon
Okay so basically this is one big mixed use plan. Land here crosses 1,000 acres, sitting in Sector 36 and Sector 37, two of the most talked about spots in Gurgaon right now. It runs along Dwarka Expressway and touches Pataudi Road too. Honestly, that much land, it doesn’t feel like a normal project. Feels more like a whole new city getting built from scratch.
It’s not only flats. It’s not only offices. Everything gets mixed in here. Roughly 56% goes toward commercial use, 40% for homes, and whatever’s left is for schools, hospitals, parks, that kind of thing. Idea is simple, people live here, work here, buy stuff here, don’t need to travel far for anything.
Money involved is massive too. We’re talking ₹1 lakh crore here. Residences, offices, organizations, all rolled into one. Government numbers say near 5.2 lakh assignments could come from this, and nearly 1.8 lakh people could end up living here. Plus somewhere around 125 amenities are planned. A lot of figures thrown around, but bottom line, this isn’t some small side project.
Location and Connectivity
Now this part is where Global City Gurgaon really has an edge. Sits right on Dwarka Expressway, and that road already connects well to Delhi and other NCR spots. Roughly 20 minutes to IGI Airport. 20-30 minutes to Cyber City. Under 20 minutes if you’re heading to South Delhi.
That kind of connection matters, both for someone buying a flat and for a business setting up shop. Airport’s near. Cyber City’s near. Delhi’s near. Not many places in Gurgaon can say all three at once.
Roads are already sitting there too. NH-48, the Delhi-Jaipur highway, runs pretty close, and Dwarka Expressway gives a straight route in. So once things actually get built, getting around shouldn’t be much of a headache.
Current Progress and Timeline
A project this big obviously isn’t finishing in a year or two. It’s moving in phases. First phase covers 587 acres, target is December 2026, and around ₹940 crore is going purely into infrastructure for that. This part’s moving fastest right now.
Full project though, that’s a 2035 target. As of early this year, only about 20% of the construction work is actually done. Roads, drainage, and this big water reservoir, 350 million litres, are being built right now.
This early phase is mostly groundwork stuff. Roads, a utility tunnel, that big reservoir. Boring but necessary things that need to exist before homes or shops can even start coming up.
Who Is Building This
If you’re looking at Commercial Property in Gurgaon near this belt, worth knowing there’s a government body running this show, not some random private builder. HSIIDC, that’s Haryana State Industrial and Infrastructure Development Corporation, is the one developing it. Having that backing gives buyers a bit more confidence about long-term stuff not falling apart midway.
Private builders are getting in too though. Big names have shown interest for projects inside this zone, Max Estates, Signature Global, DLF, Godrej, Sobha, Raheja, M3M, Emaar, Smart World, Whiteland, Elan Group, Ashiana Housing. When this many big builders line up for one spot, it usually tells you something.
Jobs and Population Impact
One reason Global City Gurgaon keeps coming up in conversations, jobs. Government’s own estimate says close to 5 lakh jobs could get created, and population could cross 16 lakh once it’s all done. That’s a huge shift for the area, and honestly it’ll push demand in nearby sectors too, not just inside this project.
More jobs means more people showing up. More people means more demand, for homes, for shops, for rented spaces. So investors aren’t only watching this one project, they’re keeping an eye on everything around it as well.
Land and Property Prices Nearby
Thinking about Property Investment in Gurgaon somewhere close to this zone? Prices are already climbing. Land’s going for around ₹25,000 to ₹35,000 per square yard, and homes nearby range somewhere between ₹90 lakhs and ₹3 crores. Gives you a rough sense of where things stand right now.
Area’s still developing though, so prices should keep going up as roads and other basics get finished. That’s kind of how it always plays out, land near upcoming infrastructure looks affordable today but turns pricier once everything’s ready in five, six years.
Things Buyers Should Keep In Mind
Don’t rush money into this without checking a few things:
- Confirm which builder and project you’re actually buying into
- Look up RERA registration for whatever launch sits inside this zone
- Keep in mind this is a long game, nothing’s ready to move in right away
- Compare prices based on which phase a project falls under
- Ask directly about roads, water, sewage, basic stuff like that
Any developer project inside Global City needs RERA Haryana registration, no way around that. Worth checking this on the official RERA site and confirming HSIIDC allotment before handing over any money. Big projects like this tend to attract fake listings too, so this step really isn’t optional.
Should You Consider This Project
Global City Gurgaon isn’t something you grab today and flip next year. This is a long-term play. If you can sit tight for a few years while the area grows, this could turn into something solid down the line. But if you need a ready-to-move option right now, this probably isn’t the one for you yet.
If you’re seriously thinking about putting money here, it makes sense to also track other growth belts like Dwarka Expressway and Sohna Road alongside this one. Talk to True Asset Consultancy if you want proper direction on which phase suits your budget and timeline before you decide anything.
