Plot vs Apartment vs Builder Floor in Gurgaon: What to Buy as Your First Property
A couple walked into our office last month with a simple question. They had a budget, a baby on the way, and no idea whether to buy a Plot vs Apartment vs Builder Floor in Gurgaon. Their cousin said plot. Their colleague said flat. Their neighbour said builder floor, no question.
Sound familiar? Everybody has an opinion, and most of them are right for their own life, not yours. So here’s how we look at it.
The Basic Difference
- Plot: Only land. The house is your job. You hire the architect, the contractor, everyone.
- Apartment: A flat in a tower, with a gate, a guard and usually a club.
- Builder floor: One floor in a small building, mostly four floors high. The floor is yours, plus a share of the land, and often a parking spot.
Quick Comparison
| Point | Plot | Apartment | Builder Floor |
| Cost to start | Land plus building cost | One price | One price |
| Time to move in | 1 to 2 years or more | Ready flat: quick. New launch: 3 to 4 years | Ready floor: quick |
| Privacy | Highest | Lowest | Good |
| Facilities | None | Club, park, security | Very few |
| Maintenance | You handle it | Monthly bill | Low |
| Freedom to design | Full | None | Very little |
| Headache level | High | Low | Medium |
Plot: Freedom, But Do Your Homework
I like plots. Land is land, and it doesn’t go out of fashion. You also get to build exactly what you want, down to where the kitchen window goes.
But a plot is the one that surprises people most.
- You pay for land. Then you pay again for building. People forget the second part.
- You need an approved building plan before you lay a single brick.
- Contractors run late. Almost always.
- Meanwhile you’re paying rent somewhere else.
- The colony must be licensed, with real roads, water and drainage. A cheap plot in a doubtful colony is not a bargain.
If the colony’s papers look unclear, just leave. Seriously. Buyers who ignore this can end up stuck for years.
Apartment: The Easy Way
You pay, you get the keys, and the society runs the rest. Guard at the gate, lift in the building, a gym downstairs, a park for the kids. For a first home, it’s the least stressful route.
The price you pay for this is monthly maintenance, which never goes away, and less privacy. You also own only a small slice of the land under the tower. Most people are fine with that. Some aren’t.
Builder Floor: The In-Between Option
A builder floor feels like a small house. Fewer neighbours, no big society noise, lower maintenance. Plenty of Gurgaon families love it for that reason.
What you give up is the extras. Usually no club. Lifts and power backup are not guaranteed, and security depends on the building. Also ask clearly whether stilt parking is part of your deal. Some builders include it and some charge extra. Also ask who looks after the common stairs, the water tank and the roof, because there’s no society office to call.
If you can, see the floor during monsoon. Seepage and waterlogging show up fast in low-rise buildings. And talk to the neighbours. They’ll tell you things the agent won’t.
What You Really Spend
Prices swing a lot by sector, so treat this as a broad picture.
| Cost Item | Plot | Apartment | Builder Floor |
| Purchase price | Land only | Full flat | Full floor |
| Construction cost | Yes, extra | No | No |
| GST | None on land | 5% if under construction | 5% if under construction |
| Maintenance | You manage it | Monthly bill | Low or shared |
| Interiors | You pay | Often you pay | Often you pay |
The thing to watch is construction on a plot. Building cost, architect fee, approvals, rent during the wait. Add it all up before you say yes to the land. The land price is only the start.
Home Loan and Tax
For flats and builder floors, loans are simple. The bank pays the builder in stages if the home is under construction.
Plots are different. Banks usually give a smaller loan, the rate can be a bit higher, and for the house itself you need a separate construction loan.
The home loan interest deduction usually begins only once the house is ready. So a plot buyer waits longer for it. Please check the details with your CA, since rules change.
Resale and Rent
| Point | Plot | Apartment | Builder Floor |
| Price growth | Strong in good areas | Steady | Good in popular sectors |
| Resale | Slower, fewer buyers | Easy | Medium |
| Rent | None until built | Easy to get | Good, mainly from families |
Plots can reward you well, but you need patience. An empty plot pays nothing while you wait. Flats sell quickly because so many people want them. Builder floors do well when the sector is in demand.
Who Should Buy What
| Your Situation | Better Choice |
| First home, want it simple | Apartment |
| Want privacy and low maintenance | Builder floor |
| Have time and money to build | Plot |
| Small budget, need to move soon | Apartment |
| Elderly parents at home | Builder floor or apartment with lift |
| Long-term land investment | Plot |
For that couple I mentioned? We suggested a ready apartment. A baby, a job and a half-built house is a lot to carry at once. A plot can come later, as a second property.

FAQs
- Which is best for a first-time buyer in Gurgaon?
Mostly an apartment, because it’s the easiest. A builder floor works well if you want more privacy and lower maintenance. - Is a plot a better investment than an apartment?
It can be, in the right area. But you need patience and extra money to build. A flat is simpler and sells faster. - Do builder floors have lifts?
Some do, some don’t. Ask before you book, especially if elderly parents will live with you. - Is GST charged on plots?
No. GST is not charged on land. Under-construction flats and floors usually carry 5%. - Can I get a home loan for a plot?
Yes, but the amount is usually lower and the terms are tighter. Check with your bank first.
There’s no single right answer. A plot gives you freedom, an apartment gives you ease, and a builder floor sits somewhere between the two.
