Oberoi Realty Enters Gurgaon
Forty years in Mumbai and Oberoi Realty never left. Now it has, with a design called Three Sixty North on Golf Course Extension Road in Gurgaon at Sector 58.
It’s a greater deal than it sounds. Oberoi built its entire reputation inside the Mumbai Metropolitan Region. This is the first time the company has put money into a project anywhere else, and the amount isn’t small either: close to Rs 6,000 crore, with the company expecting Rs 16,000 crore in revenue once both phases are sold.
Why Gurgaon
Gurgaon wasn’t a random pick. Corporate offices, a fast-growing pool of senior executives, and buyers who’d rather have one big private apartment than share a floor with a dozen others, that’s the crowd Oberoi is chasing. And Golf Course Extension Road already has a cluster of premium projects sitting on it, so the demand was proven before Oberoi showed up.
At the launch, Vikas Oberoi (the company’s Chairman and Managing Director) said the mark is now “transportable” outside Mumbai. Approaching from someone whose business took four years to test that theory, it’s not an expendable line.
The Project Itself
Three Sixty North takes its design cues from Three Sixty West in Worli, which is probably Oberoi’s best-known Mumbai address. The formula carries over here too: fewer units per floor, bigger apartments, more privacy than what most Gurgaon towers currently offer.

A few details stand out more than the rest:
- Only one to two apartments per floor. Most luxury towers on this stretch of road pack in far more.
- L&T is the construction partner, which matters to anyone who’s watched half-built luxury towers sit unfinished on this same road for years.
- The location isn’t bad either. Cyber City, NH-48, Dwarka Expressway, and IGI Airport are all a reasonable drive away.
- There’s also a clubhouse and a retail boulevard planned, cafés and a curated shopping strip included, though that part is still on paper for now.
What This Land Used to Be
Here’s the part that’s easy to miss. The 14.8 acres Oberoi bought used to belong to Ireo, and it sat there for years as a row of unfinished towers, one of those Gurgaon eyesores everyone driving down GCER got used to seeing. Oberoi is tearing down what was left and starting over on the same ground. Whether buyers see that as poetic justice or just history repeating is anyone’s guess.
What’s less speculative is the effect a launch like this has on the surrounding area. Big-name developers moving into a corridor tend to pull land prices up with them, not just inside their own project boundary but across the neighborhood. Vikas Oberoi has said he’s already looking for more land in Gurgaon and wants the NCR business to eventually be as big as Mumbai’s. So this probably isn’t a one-off.
