Sector 37D Gurgaon: Is It a Good Place to Buy a Flat in 2026?
Sector 37D Gurgaon has been coming up in our calls at True Asset Consultancy more than most. Usually the person on the line has been to a few sites on Dwarka Expressway, liked what they saw, and wants to know if 37D is worth the money or if they’re late to the party.
I don’t think it’s a simple yes or no. So I’ll lay out what the sector gives you, what it costs, and who we think should buy here.
Where Sector 37D Sits
Sector 37D is on the Dwarka Expressway side of Gurgaon. It’s a newer sector, which means you’ll mostly find recent projects rather than old houses. There’s a mix of high-rise apartments and low-rise builder floors from developers like Signature Global, BPTP and Ramprastha, and the budget range is wider than in many Gurgaon sectors.
Quick Snapshot
| Point | Details |
| Location | Dwarka Expressway side of Gurgaon |
| Home types | Apartments and builder floors |
| Average price | About ₹11,300 to ₹13,250 per sq ft |
| Average rent | About ₹28 per sq ft a month |
| Rental return | About 2.5% a year |
| Main buyers | Working families, first-time buyers, small investors |
The price range depends on which website you look at. One portal shows around ₹11,300 and another shows ₹13,250. Use both as a rough range, then check real deals in the project you like.
What a Flat Costs Here
| Flat Size | At ₹11,300 | At ₹13,250 |
| 1,200 sq ft | ₹1.36 crore | ₹1.59 crore |
| 1,500 sq ft | ₹1.70 crore | ₹1.99 crore |
| 1,800 sq ft | ₹2.03 crore | ₹2.39 crore |
On listing sites, 2 BHK flats here run roughly from ₹70 lakh to ₹1.3 crore, and 3 BHK flats from about ₹1.5 crore to ₹2.5 crore. Luxury towers cost a lot more, with some going above ₹4 crore. Stamp duty, registration, GST on under-construction flats, and parking charges come on top. Ask for the full price in writing before you pay a token amount.
Projects You’ll Hear About
| Project | Developer | Type |
| Signature Global City 37D | Signature Global | Builder floors |
| Signature Global De Luxe DXP | Signature Global | Premium apartments |
| BPTP Park Serene | BPTP | Apartments |
| BPTP Spacio | BPTP | Apartments |
| Ramprastha The Atrium | Ramprastha | Apartments |
| Ramprastha The Edge Towers | Ramprastha | Apartments |
Prices differ a lot between these. A builder floor in Signature Global City can be around ₹1.65 crore to ₹2.12 crore for a 2 or 3 BHK. A premium tower can start above ₹4 crore. So the sector average doesn’t tell you much about any single project.
Why Buyers Like It
- The price is lower than Golf Course Road and Golf Course Extension Road for a similar size
- You have a lot of choice, from builder floors to towers
- Dwarka Expressway gives a direct route toward the Dwarka side of Delhi
- Prices have grown over the last five years, with one portal showing more than a doubling
What Worries Us
- Rent is low. At ₹28 per sq ft, a 1,200 sq ft flat rents for about ₹33,600 a month. That’s roughly ₹4 lakh a year on a ₹1.59 crore flat, which is about 2.5%.
- The sector is still filling up. Some projects are ready, some aren’t, and the area around them is still being built.
- Prices need checking. One portal shows a one-year rise of about 10%. Another shows just over 1%. Go by real sale deals.
- Facilities nearby may be limited. Check for schools, hospitals and daily shopping before you commit.
- Water and drainage. Ask about both, as newer sectors can have weaker systems early on.
Compared With Sector 65
Many buyers look at both. A 1,500 sq ft flat in Sector 65 on Golf Course Extension Road costs around ₹3 crore at current averages. In Sector 37D the same size comes to roughly ₹1.7 crore to ₹2 crore. That’s a gap of about ₹1 crore or more. You get a more settled address in Sector 65, but if your budget is fixed, 37D gives you more space for the money.
Ready or Under Construction?
Because the sector is still growing, you’ll see both. A ready flat shows you the actual building, the neighbours and the maintenance. An under-construction flat is cheaper to start but needs a builder with a clean record.
Rent and Returns
| Point | Example |
| Flat size | 1,200 sq ft |
| Rent at ₹28 per sq ft | About ₹33,600 a month |
| Yearly rent | About ₹4 lakh |
| Flat price | ₹1.59 crore |
| Rental return | About 2.5% a year |
So this isn’t a sector to buy for rent alone. The real gain, if it comes, is the price going up as the area fills in and more people move here.
