Sector 84 Gurgaon: Price, Rent and Who Should Buy Here
Sector 84 Gurgaon is one of those places that comes up when a buyer says, “I want New Gurgaon, but I don’t want to stretch too far.” The price is easier to live with than in many nearby sectors, and there are plenty of projects to look at.
Still, we get a lot of questions about it. Has the price already run up? Is the rent any good? Who is it actually for? So here’s what we tell people at True Asset Consultancy.
Where Sector 84 Is
Sector 84 is in New Gurgaon, and property portals place it in the Dwarka Expressway belt. It’s a newer sector, so most of what you’ll find is recent construction. There are apartments, builder floors, and some commercial projects as well.
Quick Snapshot
| Point | Details |
| Area | New Gurgaon, Dwarka Expressway belt |
| Home types | Apartments and builder floors |
| Average price | About ₹10,000 to ₹11,000 per sq ft |
| Average rent | About ₹19 per sq ft a month |
| Rental return | About 2% a year |
| Main buyers | Mid-budget families, first-time buyers |
Portals don’t agree on the exact price. Some show around ₹10,150, some ₹10,750, and one goes above ₹11,700. Treat it as a range and then look at real deals in the project you like.
What a Flat Costs Here
| Flat Size | At ₹10,000 | At ₹11,000 |
| 1,200 sq ft | ₹1.20 crore | ₹1.32 crore |
| 1,500 sq ft | ₹1.50 crore | ₹1.65 crore |
| 1,800 sq ft | ₹1.80 crore | ₹1.98 crore |
By configuration, a 2 BHK here can cost roughly ₹65 lakh to ₹1.7 crore. A 3 BHK starts around ₹1.45 crore and can go beyond ₹6 crore in a premium tower. Stamp duty, registration, GST on under-construction homes and parking all come on top, so ask for the final price in writing.
Projects You’ll Hear About
| Project | Type |
| SS The Coralwood | Apartments |
| SS Almeria | Builder floors |
| SS Linden | Builder floors |
| Alpha Corp GurgaonOne 84 | Apartments |
| Antriksh Heights | Apartments |
| Signature Global Twin Tower DXP | Premium apartments |
The spread is big. Antriksh Heights is listed around ₹8,400 per sq ft, while Signature Global Twin Tower DXP starts from about ₹4.9 crore for a 3 BHK. So the sector average hides a lot. A 3 BHK of about 1,890 sq ft in SS The Coralwood has been listed near ₹2.05 crore, for example, which is a different budget from a premium tower.
The Price Story
Here’s where I’d slow down. Over five years, average prices in Sector 84 have more than doubled on one portal. That’s a big run. But over the last year, the same portal shows a small fall of about 1%, and another shows a rise of about 2%.
So the easy gains may already be behind us. That doesn’t make the sector bad. It means you should buy it for living and for the long term, not for a quick profit.
Apartment or Builder Floor?
Both are available. Apartments come with a society, a guard and shared facilities, but also monthly maintenance. Builder floors cost less to maintain and feel more private, though facilities are limited. If you’ve got young kids or elderly parents, check the lift and parking before you pick.
What About the Commercial Side?
There are commercial projects too, including SCO plots and retail from names like DLF and M3M. If you’re thinking about a shop or office, check how many families already live around it, because footfall depends on that.
New Launch or Resale?
Resale flats let you see the real building and the real maintenance. A new launch gives you a fresh layout, but you wait for it. Compare both.
Rent and Returns
| Point | Example |
| Flat size | 1,200 sq ft |
| Rent at ₹19 per sq ft | About ₹22,800 a month |
| Yearly rent | About ₹2.7 lakh |
| Flat price | About ₹1.26 crore |
| Rental return | About 2.2% a year |
That’s low. A fixed deposit would pay you more than that, so don’t buy here just for rent.
Compared With Sector 37D
Both are on the Dwarka Expressway side and both suit mid-range budgets. Sector 37D averages around ₹11,300 to ₹13,250 per sq ft, so Sector 84 is roughly ₹1,000 to ₹2,000 per sq ft cheaper. On a 1,500 sq ft flat, that’s a saving of roughly ₹15 lakh to ₹30 lakh.
Who Should Buy Here
- Families who want a newer home on a mid-range budget
- First-time buyers who don’t want to pay Golf Course Road prices
- Buyers who plan to stay 7 to 10 years
- People who like the idea of New Gurgaon and want more choice of projects
Who Should Think Twice
- Anyone buying mainly for rent
- People who want a quick profit in two or three years
- Buyers who need a fully settled neighbourhood today
- Anyone who wants the metro close to home
Things That Worry Us
- Low rent. Around 2% a year means your money grows only if the price grows.
- Slow price movement. The last year has been quiet.
- Wide gap between projects. Quality and maintenance differ a lot from one society to the next.
- Still developing. Some roads, shops and schools may take time to fully come up.
- Water and drainage. Newer sectors can face teething problems, so ask residents.
Checklist Before You Pay
- Check the project on the Haryana RERA website
- Ask for the Occupation Certificate if the flat is ready
- See real resale deals from the same project in the last six months
- Visit on a weekday morning and a weekend evening
- Drive to your office at your normal time
- Visit after rain and look at the roads
- Get the maintenance charge in writing
- Talk to residents about water and power
Is It Worth It?
| Your Situation | Our View |
| First home, mid-range budget | Good option |
| Planning to stay 7 to 10 years | Good option |
| Buying only for rent | Not a strong choice |
| Want quick profit | Risky |
| Want a fully developed area | Look at older sectors |
