Sector 89 Gurgaon: Why Buyers Are Looking at This Dwarka Expressway Pocket

Many buyers tell us at True Asset Consultancy that they’ve been looking at flats on Dwarka Expressway for months, and Sector 89 Gurgaon keeps showing up in their search. They aren’t sure if that means it’s good or just heavily advertised. We get this question a lot, so here is what we actually tell people.

Where Sector 89 Is

Sector 89 sits on the Dwarka Expressway corridor in New Gurgaon. From what the listings say, Pataudi Road runs on one side and NH-48 on the other, and the expressway gives you a way toward Delhi’s airport side. It’s close to Sector 37D, which we wrote about earlier. The homes here are mainly apartments and builder floors.

Quick Snapshot

Point Details
Area Dwarka Expressway corridor, New Gurgaon
Home types Apartments and builder floors
Average price About ₹11,000 to ₹11,250 per sq ft
Price range on portals About ₹8,150 to ₹13,400 per sq ft
Average rent About ₹24 per sq ft a month
Rental return About 2.5% a year

What a Flat Costs Here

Flat Size At ₹11,000 At ₹12,000
1,200 sq ft ₹1.32 crore ₹1.44 crore
1,500 sq ft ₹1.65 crore ₹1.80 crore
1,800 sq ft ₹1.98 crore ₹2.16 crore

A 2 BHK can start around ₹72 lakh and go up to about ₹1.4 crore. Larger units and premium projects can cross ₹3 crore. On top of that you’ll pay stamp duty, registration, parking, and GST if the home is under construction. Get the final number in writing before you book anything.

Projects Worth Knowing

Project Developer / Name Type
M3M Soulitude M3M Apartments
Signature Global Proxima Signature Global Apartments
Smart World Gems Smart World Apartments
Ganga Liv 89 Ganga Apartments
Victory Floors Laburnum Developers Builder floors

M3M Soulitude lists 2.5 to 3.5 BHK homes of roughly 1,158 to 1,620 sq ft. Smaller units in Signature Global Proxima have been listed around ₹73 lakh. The gap between projects is large, so don’t judge one by the other.

How the Price Has Moved

On one portal, apartment prices went up about 2% in the January to March quarter and another 1% in April to June. Nothing dramatic. Looking further back, an older snapshot showed prices up more than 80% over three years, so the big jump already happened.

For someone who wants to live in the flat, I’d say a calmer market is fine. For someone hoping to flip it in two years, it’s less exciting. Ask the seller what similar flats in the same tower sold for last quarter; that tells you more than any portal.

Rent and Returns

Point Example
Flat size 1,200 sq ft
Rent at ₹24 per sq ft About ₹28,800 a month
Yearly rent About ₹3.5 lakh
Flat price About ₹1.35 crore
Rental return About 2.6% a year

It’s a modest return and about the same as other sectors along the expressway, so I wouldn’t buy here only for the rent.

Sector 89 Compared With Its Neighbours

Point Sector 84 Sector 89 Sector 37D
Average price per sq ft ₹10,000 to ₹11,000 ₹11,000 to ₹11,250 ₹11,300 to ₹13,250
Average rent per sq ft ₹19 ₹24 ₹28
Rental return About 2% About 2.5% About 2.5%

Sector 89 lands in the middle on all three. A little costlier than Sector 84, a little cheaper than 37D, and the rent follows the same order. If your budget fits that middle slot, it’s worth going to see.

Apartment or Builder Floor?

In an apartment you get a society, a guard and shared facilities, and you pay maintenance every month. A builder floor costs less to maintain and feels more private, though you get fewer facilities. If elderly parents will live with you, look at the lift and the parking before you decide.

Ready or Under Construction?

You’ll find both. Under-construction homes often cost a little less at the start, but on a ₹1.5 crore flat the 5% GST comes to ₹7.5 lakh, and you wait for possession. A ready flat with an Occupation Certificate has no GST, and you can move in or rent it out soon after.

Questions to Ask the Seller

  • When was the Occupation Certificate issued, or when will it be?
  • What is the exact maintenance charge per sq ft?
  • How many flats in the project are actually occupied?
  • Has anyone resold here lately, and at what price?
  • Are parking and club charges included in the quote?

The occupancy question is the one people skip. A society that’s half empty can feel lonely, and the running costs are shared by fewer families.

Who Should Buy Here

  • Families looking for a newer home on a mid-range budget
  • First-time buyers who want Dwarka Expressway access without Golf Course Road prices
  • Buyers planning to stay 7 to 10 years
  • People who’d rather have a steady market than a fast one

Who Should Think Twice

  • Anyone who wants high rent
  • Buyers who need a fully settled area today
  • People hoping for a quick profit in two or three years
  • Anyone who needs a metro station near home

What Worries Us

  • Modest rent. At around 2.5% a year, the price has to do the work.
  • Slower growth. The big gains seem to be behind the sector.
  • Big gaps between projects. Quality and maintenance vary.
  • Still developing. Schools and markets may take time.
  • Water and drainage. Newer sectors can have teething problems, so ask the residents.

Checklist Before You Pay

  • Check the project on the Haryana RERA website
  • Ask for the Occupation Certificate if the flat is ready
  • Look at real resale deals in the same project from the last six months
  • Drive to your office at your usual time
  • Visit after rain and look at the roads
  • Get the maintenance charge in writing
  • Talk to residents about water and power

Is It Worth It?

Your Situation Our View
First home, mid-range budget Good option
Planning to stay 7 to 10 years Good option
Buying only for rent Not a strong choice
Want quick profit Risky
Want a fully developed area Look at older sectors
